SAVING MONEY WITH HIGH QUALITY QUOTE REQUESTS  So often in strata buildings, owners want some work done and request the strata manager obtains 3 quotes.  What happens is 3 contractors quote on the job but the quotes are vastly different and contain very little meaningful information. The strata committee is ‘flying blind’ not really understanding what they will receive or if the price is reasonable.  With years of experience in the building industry, JB Building Management can work with the strata committee and write up a well specified quote request containing an exact scope of work and very specific details (specifications).  This ensures the right work is being quoted on, done to the required standard / specification, and it ensures all tenderers are quoting on the same basis.
SAVING MONEY CHECKING INVOICES & WORK COMPLETED  A common occurrence in strata buildings is having work quoted, carried out and then billed without knowing if the job was done well or as quoted.  With years of experience in the building industry, JB Building Management can check the work has been completed as quoted and has been done well, before a contractor leaves site and it can be hard to verify.   Having JB Building Management check on the work at completion provides peace of mind for the strata committee, when a committee member cannot perform this task.  We can take photos or send through a confirmation to the strata committee that the contractor’s invoice is correct and should be approved. Once contractors know someone knowledgable is checking, the risk of poor quality work or unfinished work is very low.
Q1.What does this project co-ordination service cost?  We provide a fee proposal for each building to cover the services needed. Our hourly rates are generally lower than strata manager hourly rates  Q2. How do you bill your services? We regularly provide itemised time billing for everything we do and only charge for actual time spent doing the work for your building.There are no minimum fees per task or minimum charges for a site visit.  Q3. The service sounds like what a full time building manager would do on a large building. Is that correct? Yes, that’s the best way to think of us. Having someone on call, to do all the leg work associated with organising quotes, obtaining fee proposals and just getting work done around the building.   Our service is especially designed for buildings where the strata committee does not have members with the time, inclination or skills to co-ordinate the many small projects needing to be done on any building.  Q4. What other tasks can you do? Some buildings require a regular inspection just to make sure there is no unreported vandalism or maintenance. We can do that and report back to the strata committee, so they can take action.  We could also check on contractors’ work, to make sure what was quoted has been carried out correctly and as agreed.  Q5. Who makes requests for work to be done? An agreement would be reached with each building. We only act on instructions from the strata committee or if they authorise their strata manager. Unless authorised,it is not our job to deal with requests coming from anyone else, such as tenants or non-committee owners. Everything must be authorised in writing, in our agreement.
